Booking terms

Booking and payment

• A booking is a request until we confirm it by email — normally within one day of your deposit.
• A deposit of 20% of the stay total (minimum £50) secures your dates. The balance is due 7 days before check-in.
• Card payments are processed by SumUp. If a payment fails, your dates are not held until a successful payment or arrangement is made.
• Minimum stays apply per property and are shown on each listing.

Cancellation

• More than 14 days before check-in: full refund of everything paid, including the deposit.
• 14 days or fewer: deposit retained; the balance is refunded if already paid and the stay hasn't started.
• No-show or early departure: no refund for unused nights.
• If we have to cancel for reasons within our control, you get a full refund of everything paid, or a comparable alternative stay if you prefer.

Arrival and departure

• Check-in from 3pm (self check-in — door code sent on your arrival day), check-out by 11am.
• The number of guests must not exceed the maximum shown on the listing.
• Pets are welcome at Maple House and The Barn at Willow Lane — please tell us when booking.
• Smoking is not permitted indoors.

Damage and care

• Please treat the space as your own. Damage beyond normal wear will be charged at cost, with photos and receipts shared first.
• Report anything broken or not working as soon as you can — we'd much rather fix it during your stay.

Liability

We take care to keep every stay safe and well maintained, but belongings, vehicles and personal property are left at your own risk. Nothing in these terms limits our responsibility for anything that cannot be limited by law.
